I am Brad from Fireflow Heating & Plumbing, and an annual boiler service is one of the easiest things you can do to keep your heating running well. It is the boiler equivalent of getting your car serviced: a quick once-over every year that catches small problems before they turn into big, expensive ones. A lot of people skip it until something goes wrong, but spending £80 once a year usually saves you far more than that down the line. Here is what a service actually involves and why I think it is well worth it.
Why a Yearly Service Matters
A boiler is a sealed gas appliance working away in your home all winter. There are four good reasons to have it checked every year.
- Safety: A boiler burns gas, and a faulty one can leak carbon monoxide, which you cannot see or smell. A service checks the boiler is burning cleanly and venting safely. This is the most important reason of all.
- Efficiency: A clean, well-tuned boiler burns less gas to heat your home. Left unchecked, a boiler slowly loses efficiency and quietly pushes your bills up. A service keeps it running at its best.
- Fewer breakdowns: Most boilers pack up in the depths of winter when they are working hardest. A service spots worn or failing parts early, so I can sort them before they leave you with no heat on the coldest night of the year.
- Keeps the warranty valid: Nearly every manufacturer requires an annual service to keep the warranty in place. Miss a service and you could find a future repair is no longer covered, even on a fairly new boiler.
What a Service Includes
When I service a boiler, it is a proper check rather than a quick glance. Here is what I go through.
- Visual inspection: I check the boiler, pipework and connections for leaks, corrosion or any signs of wear.
- Combustion check: I test that the boiler is burning gas cleanly, with the right flame and no carbon monoxide being produced.
- Controls and safety devices: Pressure valves, thermostats and safety cut-offs are all tested to make sure they do their job.
- Clean where needed: The key components are cleaned so heat transfers efficiently and nothing gets clogged up.
- Flue check: I inspect the flue to confirm it is clear and venting exhaust gases safely outside.
- Pressure and gas tightness: I check the system pressure is correct and test all connections for any gas leaks.
At the end I will tell you straight whether everything is in good order or whether anything needs attention. If a repair is needed, I will explain it and give you the price before doing any extra work. No surprises, no hidden fees.

Get a Free QuoteThe Best Time to Book
You can service a boiler at any time of year, but my honest advice is to get it done in the autumn. Booking in September or October means the boiler is checked and ready just as the cold weather arrives and you start leaning on the heating again.
There is a practical reason too. As soon as the first frost hits, my phone does not stop, because that is when tired boilers give up. If you book ahead in the autumn you get a slot that suits you, rather than waiting for an emergency callout when everyone else is in the same boat. If you do get caught out, I run genuine 24/7 emergency callouts, but a quiet autumn service is a far nicer way to do it.
What It Costs
A full annual boiler service with Fireflow is £80. That covers the full inspection, the safety and combustion checks, and a proper run-through of the boiler, all carried out by me as a Gas Safe and OFTEC registered engineer.
Put that next to the cost of a winter breakdown repair or, worse, a full boiler replacement, and £80 a year is excellent value. It keeps your boiler safe, keeps your bills down, keeps the warranty valid, and gives you peace of mind through the colder months. To me that is money very well spent.
Frequently Asked Questions
A typical service takes 60-90 minutes. I will need access to your boiler and parts of the heating system, but you are free to get on with your day while I work. Plan for me to be in for roughly an hour to an hour and a half.
Once a year is the standard. I would suggest September or October so you are sorted before the cold sets in. If your boiler is playing up at any point, do not wait for the yearly date. Give me a call and I will come and look at it.
No. Boiler servicing has to be done by a Gas Safe registered engineer. It is against the law for anyone else to work on gas appliances, and a DIY attempt would void your warranty and invalidate your insurance. I am Gas Safe and OFTEC registered, so you are in safe hands.
If I find a problem, I will explain exactly what it is and what the options are. Small fixes can often be done there and then. Anything bigger I will quote separately before doing the work, so you can decide whether to go ahead. My repair work starts at a £90 diagnostic that includes the first hour.
No, warranty typically covers manufacturing defects, not routine maintenance. Servicing is a separate cost, though it's often much cheaper than repairs it prevents. Many manufacturers require annual servicing as a condition of warranty coverage.
Yes. Even a brand new boiler should be serviced every year, starting a year after it was fitted. This is what keeps the manufacturer warranty valid and keeps the boiler running at its best.
