If yours is 10 years or older, I would not say replace it tomorrow, but I would start planning for it. The worst time to think about a new boiler is when the old one has died in the middle of January. Knowing the age gives you the chance to budget and replace it on your own terms instead of in an emergency.
The Warning Signs to Watch For
Beyond age, here are the things I tell people to keep an eye on. One on its own is not always a reason to panic, but a few of them together usually means the boiler is struggling.
- Rising energy bills: If your heating costs are creeping up but you have not changed how you use the heating, an ageing, inefficient boiler is often the cause. A new high-efficiency unit can claw a lot of that back.
- Frequent breakdowns: The odd repair is normal. But if I am coming out two or three times a year, you are pouring money into a boiler that keeps failing. At that point a replacement often works out cheaper.
- Leaks around the boiler: Water pooling under or around the unit points to a failing internal part. Leaks rarely fix themselves and tend to get worse. Turn the boiler off and get it looked at.
- Strange noises: Banging, whistling or a kettling sound (like a kettle coming to the boil) usually means scale or wear inside. It is the boiler telling you it is under strain.
- Pilot light or error codes: A healthy flame burns blue. A yellow or orange flame, or a boiler throwing repeated error codes, needs a Gas Safe engineer to check it straight away.
- Uneven heating: Some rooms warm, others cold, or radiators that never quite get hot, can mean the boiler is losing its ability to heat the system properly.
- Low efficiency rating: Older boilers can run at well under 80% efficiency. A modern A-rated boiler runs above 90%, so a big chunk of your gas is no longer going up the flue.

- Can I still get the parts? Some older models are no longer supported. If parts are scarce or discontinued, even a good boiler becomes uneconomical to keep running.
- What will it save you? A new A-rated boiler can noticeably cut your gas bills. Those savings help offset the cost of the replacement over time.
